Help

STMT is a program for both the General contractor and Homeower acting as the general contractor. STMT will help you organize all of the trades needed to finish your project. STMT can be used to give you a good estimate of your project even before you go looking for trades. The best thing about STMT is the printout, that is used by the lending people in order to give your trades their payouts. All the checks and balances are made as you input and are carried over into the next statement. Below are some helpful tips. Thank you for your Purchase and you may contact us at johnbiz@yahoo.com.

Tips

Statement #1 is where the job starts: the job #, state, county, affiant, title, company, owner, structure, address, legal description, and every line (trade, subcontractor name and address, contract price). The job # is entered when you create the job and is locked on every statement; it is the job's ID. The date and notes belong to their own statement and do not carry. A statement's PDF can only be made, and the statement can only be closed, once its date is entered.

Stmt 1 to Stmt 6 are the payout statements. Each one has 78 lines on three printed pages (15, 32 and 31 lines), and page 4 has the summary and signatures. On each one, enter the amount paid to each line on that statement, the Lien Wav (Yes or No), the statement's date and notes, and any contractor cash to subs. Paid to date, unpaid balance, payment requested, balance to complete, bid price and the total are calculated.

Carry forward. STMT works like a spreadsheet: every box on a statement starts as the statement before it. Any input on statement 1 shows on statements 2 to 6, and the amounts paid carry into paid to date, the unpaid balances and the totals. When statement 1 goes to the bank, press Save and close. Statement 2 is then used for the next payout, and any change on it (a change order, a new sub, the affiant, the date) shows on statements 3 to 6 but not on statement 1, and so on until the last payout. Orange boxes show the changes made on that statement.

Lien Wav does not carry. Each payout needs a new waiver, so every statement starts with No on every line until you set Yes on that statement.

Closed statements (marked ✓ in the top bar) are locked. Statements close in order. Only the latest closed statement can be reopened, to fix a mistake.

Each page's totals are shown under it, and page 3 also shows the totals for pages 1 and 2.

The total must equal the bid price. A red box appears if it does not, or if a line has been paid more than its contract price.

PDF (on a statement page) makes the printable sworn statement for that statement: page 1 has the affidavit, pages 2 and 3 the lines, and page 4 the summary with signature and notary lines. If you have typed anything on the statement, PDF saves it first, so the PDF always matches the numbers on the screen.

Amounts can be typed with or without $ and commas. Use a minus sign or brackets for a credit, for example -300 or (300).
